Algemene voorwaarden
1. Reservation and payment
For current rates, payment terms, and check-in and check-out times, please refer to the relevant accommodation page and the booking process.
Tourist tax is charged in accordance with the applicable municipal regulations. To offer guests greater flexibility, the tourist tax is calculated after the stay based on the actual number of overnight stays and deducted from the security deposit.
2. Security deposit
In addition to the rental amount, a security deposit is required. The security deposit will be refunded within three days after departure, after deduction of any additional cleaning costs (see Article 5), damage, missing inventory and tourist tax.
If any costs are deducted from the security deposit, the guest will receive a specification. If the damage or costs exceed the amount of the security deposit, the guest remains liable for the remaining balance.
3. Cancellation
The following refund conditions apply if a reservation is cancelled:
- Within 24 hours of booking: full refund;
- Up to 42 days before arrival: 70% refund;
- From 42 to 28 days before arrival: 40% refund;
- From 28 days to 1 day before arrival: 10% refund;
- On the day of arrival or later: no refund.
These refund conditions apply when a stay cannot take place due to unforeseen circumstances.
We recommend that guests take out travel cancellation insurance to cover any cancellation costs.
4. Arrival & stay
Upon arrival, the accommodation should be clean, complete and in good condition. Any damage, defects, complaints or irregularities should be reported as soon as possible, preferably within 24 hours of arrival, so that an appropriate solution can be found.
Information regarding arrival, access to the accommodation and other practical matters will be provided before your stay.
5. Departure
The accommodation should be left tidy and in good order. Used dishes, kitchen utensils and other household items should be cleaned and returned to their designated place.
A fixed final cleaning fee is charged for every reservation. This covers cleaning of the accommodation itself. Cleaning of used kitchenware, the BBQ and other facilities is not included.
If additional cleaning is required because the accommodation, inventory or facilities have not been left in accordance with these conditions, additional cleaning costs may be charged.
6. House rules
The following house rules apply during your stay:
- Our accommodations are smoke-free and pet-free.
- Parties, events and excessive noise are not permitted.
- We ask our guests to use gas, water and electricity comfortably, but not unnecessarily.
- BBQs and fire bowls must be used with care due to the risk of fire in the dunes and surrounding natural areas.
- Please treat the bed linen and towels with care. Permanent stains and damage are not considered normal use.
If additional costs arise as a result of violating the house rules, these costs may be charged to the guest.
In the event of serious or repeated violations of the house rules, including excessive noise affecting other guests, neighbours or the surrounding area, we reserve the right to terminate the stay prematurely. In such cases, payments already made will not be refunded.

7. Liability
Staying at the property is entirely at your own risk.
Landgoed 't Waetermeschien is not liable for loss, theft or damage to guests' personal belongings, nor for accidents, injuries or damage occurring during the stay, unless caused by our intentional misconduct or gross negligence.
8. Privacy
Personal data is used solely for processing reservations, communication regarding your stay and compliance with legal obligations.
Personal data will never be sold or shared with third parties unless this is necessary for the execution of the reservation or required by law.

9. Final provision
By making a reservation, the guest confirms that they have read and accepted these General Terms and Conditions.
